Anyone can make a room look good with an unlimited budget. The skill is knowing where the money has to go and where it absolutely does not, and that only comes from buying for two hundred properties.
We hold trade accounts across furniture, lighting, textiles and beds, so you get trade prices rather than retail. Around that we buy at auction, from house clearances, salvage yards and dealers we have known for fifteen years — which is where the character comes from, and usually where the savings are too.
Trade accounts, passed straight on
Sofas, beds, lighting and fabric bought at trade. You see the invoices — we make our money on the fee, not on a mark-up you cannot see.
Auctions, salvage and dealers
A solid oak chest at auction is routinely cheaper than a flat-pack one, and it will still be standing after eighty changeovers.
Spend where guests touch
Mattresses, seating, towels and the shower. Guests forgive a modest coffee table; they will not forgive a bad bed, and they write it down.
Bought to be replaceable
Everything is specified so a single broken lamp or stained chair can be matched from stock in a week, not re-designed around.
Most properties need real work before anyone thinks about a cushion. We carry our own trades — the same faces on every job — so the building and the finishing are one contract with one person answerable for both. No handing you back to a builder halfway through.
Gas, electrical and building control work is carried out by our own certified trades and signed off in your name, with the paperwork handed over in the same pack as the inventory.
One visit, then one resolved scheme: every room, every finish, every piece of furniture drawn, specified and costed. Neutral by design, so it suits whoever books and dates slowly. You get room-by-room boards, a full furniture schedule and a build programme with dates on it.
Typically 2–3 weeks
Furniture, lighting, textiles, crockery, artwork and the hundred things everyone forgets — glassware, doorstops, a decent corkscrew. Ordered on our trade accounts against one specification, consolidated into one or two delivery days, so you never take a phone call about a missing lampshade.
Runs alongside the build
We turn up, build it, hang it, dress the beds, style the shelves and photograph the finished rooms. You get a fixed written quote honoured, a snagging visit six weeks later, a full inventory for your cleaner and a set of listing photographs.
