The Wray Park Garden Room

A freezing lean-to came off and a properly insulated garden room went on — the room that turned a summer-only let into a twelve-month one. Steel glazing, a terracotta floor that shrugs off wet boots and dogs, and the original brick left honest.

The Fernbank Bedroom

Colour-drenched to the picture rail in one muted blue-grey, so the room reads as a single calm envelope rather than somebody’s taste. Everything after that is texture: linen, wool and old pine, all of it replaceable from stock when a guest is unkind to it.

The Woodstock Road Sitting Room

The fireplace came back, and the alcoves got low oak shelving instead of the cupboards that were swallowing the bay. Warm clay walls then did the job a bigger window couldn’t — the room still photographs well at four o’clock in November.

Two poky rooms knocked into one and planned around a single generous island — the piece of furniture that a group of eight will actually gather round. Sage cabinetry, a clay-brown island for contrast, and surfaces chosen to survive a changeover every three days.

The room that takes the worst of a Derbyshire winter, so every surface in it can be scrubbed between guests. Cabinetry that shrugs off wet coats, a checkerboard floor that hides mud between changeovers, and a pulley airer that earns its keep from October onwards.
