A perfectly sound room that photographed like an empty rental. Beige carpet, a builder’s limestone fire surround, a television mounted too high and vertical blinds — nothing broken, nothing memorable, and nothing that would stop a guest scrolling past the listing.

We left the footprint alone. The budget went into colour, a reinstated cornice, fitted alcove joinery and a proper window seat — the things that read at a glance in a photograph and still look considered on the tenth changeover.

The units were solid and the layout worked. What let it down was everything a guest actually sees: beech-effect doors, a granite-effect laminate worktop, a fruit-motif tile border and a cooker that never lined up with anything.

Nothing structural moved. New in-frame doors on the existing carcasses, honed marble over the top, and the back door swapped for slim steel glazing — which is what pulls the garden into the listing photographs.

The first thing a guest sees and the last thing most owners spend anything on. Beige carpet, magnolia walls, artex and a plain white balustrade — a corridor rather than an arrival.

No walls moved and no space gained. An encaustic floor, earthy colour above the dado against chalky panelling below, and the balustrade stripped back to bare timber. It now sets the tone for everything behind it.
